House Details:

The basics: 2 bedrooms/1 bath 1,024 sq ft main house with additional 318 sq ft attached supplemental space (laundry/utility room, front porch). Large living room and large eat-in kitchen.

Special features, energy efficiency: the house is designed to very high energy efficiency standards (R-30+ walls, R-20 insulation of foundation footings, R-60 attic), and qualifies for a number of incentives and tax credits related both to the energy efficiency of the structure and an accompanying solar system. About $5000 in incentives would be available if the house is completed with sufficient insulation and appropriate HVAC system. Additional incentives are based on a solar power system. This home has a reservation with California’s New Solar Homes Project (NSHP): $19,700 after installation of a 7.5kW solar power system. In addition, a federal tax credit for 30% of the price of solar system is available.

The main part of the house is 1,024 square feet. As designed, one half of the house contains a large master bedroom, smaller second bedroom, and one bath. The other half consists of a large living room that opens into a large eat-in kitchen. Some alterations could be made, though placement of plumbing and windows are fixed. There is a separate, attached laundry/mud-room/storage area that is an additional 120 square feet. It is designed to the same energy efficiency specs as the house and could easily be included in the living space of the house. There is also a large attached, roofed front porch of 192 square feet that can remain open or could easily be enclosed for additional living space. It would make a lovely sunroom as it faces east with beautiful views of the Sierra Nevada mountains.

At present, the house is not complete and liveable. The exterior is finished, with tile roof, stucco on the walls, windows and doors.
